KOKO Cabins: Useful information
Check In & Out
Check in is strictly between 3.30pm and 6.00pm

Check out is 10.30am
​
We offer Early Check in & Late Check out as Optional Extras to your stay. This extra costs is to ensure we have additional staff to ensure the rooms are clean and pristine in a shorter change over time for the following guest

Please leave the cabins as you found them to ensure the guests who follow you can have the same magical experience as you have had.
Cabin Details
Each Cabin has a detailed information sheet on the cabins features and how to use the equipment. We encourage you to read this to ensure you get the most from you stay with us.

We are in a secluded and remote location, whilst ever endeavour has been made to ensure WiFi, Power, Water and Heating is available, on the odd occasion this might be impacted by means beyond our control and we take no responsibility for such failures. Please be mindful with the lights kept on when not needed and keep the Hot Tub Covers on when not in use.

Unfortunately, due to our remoteness, we are unable to offer charging facilities for electric vehicles on-site and charging on-site is strictly forbidden for Health & Safety reasons.
​
IMPORTANT: We will have the right to access to the external part of the property to check the hot tubs daily. This is to ensure they are topped up, covers have been put on correctly and chemicals are at the correct levels, this is for H&S and non negotiable. We will always try and do this if you go out so not to disturb you but on the odd occasion we might need to pop in while you are there but will of course always knock first and check, and access the garden externally.
Local Details
Each cabin has an information folder that will provide you with details of local amenities should you wish to venture out during your stay.
Our Location & Access Road
We are based in West Sussex, UK, RH10 3JU. The closest station is Three Bridges, 9 minutes
away, or East Grinstead, 17 minutes away. There is private parking on site opposite each cabin.

We are a 28-minute drive away from Brighton Seafront and just a 5-minute drive from Gatwick Airport.
​
You will be provided with detailed directions to the cabins on your welcome email. Please note that the cabins are located within ancient woodland down a small single lane road that, at times, can be a little bumpy... so please take care when driving down. Please be courteous to our neighbours and other guests, people walking and, of course, the deers, who can sometimes just come out from the woods... so please drive with caution.

We have full CCTV of the site. We take no responsibility for cars or items left in cars during your stay. There is one space per cabin.
​
The White House adjacent to the site is nothing to do with the cabins. Please do not disturb or make contact with the owners of the property under any circumstances. Should this occur, you will be asked to leave the site immediately.
Food & Drink
All of our accommodation is self-catering - no food is provided or available on-site. We do provide tea and coffee making facilities with fresh, semi-skimmed milk only.

All the cabins have full kitchens, a fridge/freezer, microwave oven and hob, so you are welcome to bring your own food and drink for your stay. You are also welcome to order takeaways in and we have some great recommendations in the information folder.
​
We are nearby to Copthorne and East Grinstead, so you can visit the local pubs and restaurants. We also have some amazing partners who can offer bespoke food packages, grazing boards and Sushi platters. All cutlery and crockery is provided for your stay, but please wash up what you use. We also offer the additional extra of a Private Chef Experience and/or Afternoon Tea, but please note the terms and conditions for this will need to be ordered in advance.
Guests
Each cabin is for TWO guests ONLY. We do not allow additional guests to come and visit you during your stay. Those booked to stay are the only guests permitted on the premises. Should this not be adhered to you will be asked to leave. (NB: This is not only for insurance purposes, but for your safety and for the enjoyment and impact on others).
Dogs/Pets
Sadly due to the wildlife and deers onsite we do not allow dogs or any pets/animals to be brought on-site. We are animals lovers too and, whilst they are a part of our family, we can not risk anything happening to our wildlife.

Please note, if you arrive with a pet you will not be able to stay and forfeit your booking.
Our Duty of Care
Should we see any evidence of an argument/disturbance, or physical violence whilst on-site, or after you have vacated, we will call and notify the police as a duty of care.
Payment
50% payment is required at the time of booking. If you have to change your date we will do our best to accommodate you. If it is not available, within 30 days we will provide you with a full refund, less any admin charges. Any booking cancelled within 14 days of your scheduled stay will be subject to a 100% cancellation charge and associated admin fees. We want you to stay with us and enjoy this wonderful place, so we will do all we can to help you and accommodate your wishes where possible.
Outside Space
Each cabin has its own private outside space. Please take care when using this space. The cabins are tucked away and set within ancient woodland. We are set within the heart of nature and, as the seasons change, wind, rain, snow, falling leaves, water and other elemements can all have an impact on conditions, so please take care. We take no responsibility for any of your actions taken whilst using these areas. Short power cuts, WiFi connectivity and Weather can all impact the site. This space is not heated and, as such, please bring appropriate clothing. We will provide some rugs and blankets.

Noise: Please be mindful of the tranquil setting and location, so please be sympathetic to other guests and our neighbours.
Fire / Smoking
STRICKLY NO NAKED FLAMES OR FIRES ARE PERMITTED ON SITE. We are a non-smoking venue. This also goes for candles and the like. NO naked flames are permitted on-site on any occasions.
Personal Responsibility
KOKO Cabins takes no responsibility or liability for guests whilst on-site. It is up to the guest to conduct themselves safely and with care whilst on the site. KOKO Cabins takes no responsibility for items on-site - either in the venues or if left in guests' cars. KOKO Cabins is not responsible for any vehicles onsite and it is up to the drivers to drive carefully on the premises. Under no circumstances can KOKO Cabins be held responsible for injury, damages or losses to individuals, cars or items. KOKO Cabins takes no responsibility for personal items around water in any of the venues.
Alcohol & Drugs
Please feel free to kick back and enjoy a few glasses of your favourite tipple whilst relaxing and unwinding. We do not, however, encourage binge drinking or tolerate any bad behaviour that could lead from excessive alcohol intake. Any such event, or cause of disturbance, will result in you being asked to leave the site. Anyone caught or suspected of using Drugs on site will be reported to the Police and you will be asked to leave the site.
Access Lane
We are very lucky to be tucked away down a private lane. This lane though can be bumpy in places, so we suggest if you have a car with low ground clearance that you opt for an alternative form of transport.
Your Booking
Please check the date as soon as you get your confirmation email, so you know you have booked the correct date and Cabin. If you realise you need to change the date please notify us immediately by email (we can take up to 48 hours to respond, so please be patient) to allow us amend this for you if the date is free. If you are in close proximity to the booking you may be charged a fee to move the date if it's too late for us to resell it. Please note: if you fail to check in for your Cabin on the date booked, you will not be given a refund.

When you book with us you will be automatically added to our mailing list and database. Should you wish to be removed from these, please email us to be removed and we will do so.
Taxis
We do not book Taxis for our guests, but there are numbers within the information folder should you wish to go out by taxi.
Noise
Our Cabins are your retreat for the time you stay with us. We want you to have the most amazing and enjoyable experience. We all have our own unique ways to do this, however we ask all of our guests to ensure that outside noise is kept to minimum and no external speakers or sound systems are permitted to be play on-site any at time. Please ensure no noise outside is elevated after 10pm. Should your actions disturb the site, or others, you will be asked to leave.

We have added Cinemas as an additional Feature - ​Please Keep the Cinema Volumes to 1 to ensure you do not disturb other guests and we ask that the use of external speakers are enjoyed but being mindful of other cabins and guest - We can not be held responsible if these are not available for your stay due to circumstances outside of our control - Thankyou.
Towels & Robes
We provide Towels and Robes for your stay with us, however we have opted not to use disposable slippers as this has a negative impact on the environment as they can not be recycled. As such, we ask you to bring your own slippers or flip-flops.
Water
We take no responsibility for guests or their personal items in or around water. You use the hot tubs solely at your own discretion and person risk. - Please also note that when the external temperatures are low the outside showers will not be in use, this is because the water they produce could freeze and cause slippery surfaces. To ensure our hot tubs are clean and safe to use they require the water to be changed, we cant always guarantee these are up to full temperature at the time of your arrival. Due to circumstances out of our hands we can not always guarantee these will be in use.
